Please some information of a book height measured from mast step. I have a feeling that is too low but I am not sure I am right. Please HELP!

The mainsail should be hoisted to within a few inches of the top of the mast. If there's a band up there, then the top of the sail should be at it. If the leech of the sail hits your backstay, then it may be hoisted too high (or you don't have the right sail).

The boom height would be determined by the luff of the main, which should be about 21'.
